Job Summary:

Cousins Properties is seeking a highly analytical and detail-oriented individual to support the Investments and Asset Management Teams. This role involves financial analysis, property forecasting, lease evaluation, and portfolio management, as well as underwriting acquisitions, dispositions, and development opportunities.

Key Responsibilities:

📊 Financial Analysis & Modeling:

  • Develop and maintain ARGUS and Excel-based financial models for office and mixed-use assets.
  • Perform cash flow projections, IRR and NPV calculations, and sensitivity analysis.
  • Support the budgeting and reforecasting process.

🏢 Lease & Portfolio Analysis:

  • Analyze lease proposals, net effective rents, and legal documents.
  • Assist with the preparation of portfolio-level reports and investor materials.

📈 Investment & Market Research:

  • Conduct underwriting and due diligence for acquisitions, dispositions, and development projects.
  • Perform market research and transaction analysis to evaluate investment opportunities.
  • Assist with creating quarterly reports for the Executive Team and Board of Directors.

Required Qualifications:

Education: Bachelor’s degree in Finance, Economics, Business, or Real Estate with strong academic performance.
Experience: Recent graduate or 1-2 years of experience in real estate financial analysis or a finance-related role.
Technical Skills:

  • Advanced Microsoft Excel proficiency.
  • Familiarity with ARGUS Enterprise (preferred).
